COMPARE

A Rentometer alternative for where rent is heading

All comparisons

Rentometer gives rent estimates by address. You enter a property, choose bedrooms, bathrooms, and building type, and it compares the home with recent nearby rentals. It says it collects more than 20,000 rental records a day, and its paid Essential and Pro plans add detailed comp reports, CSV downloads, and, on Pro, an API.

That answers what a home rents for today. It doesn't say whether rent there is rising or falling, or what it's likely to be at your next renewal. Predictye is built around that second question.

What Rentometer does well

Address-level comps. For a landlord setting a rent, or a tenant checking a specific listing against the neighborhood, comparable rentals close by are the right tool, and Rentometer shows its comps rather than a bare number.

The direction question

Today's rent is half the picture. Asking rents are falling in 25 of the 30 large cities we track, by as much as 7.8% a year, and rising in others. A rent that's fair today can be high or low a year from now, which matters for how long a lease to sign and how hard to push at renewal.

What Predictye adds

Predictye Rent forecasts rent for a ZIP code and home type. For 30 cities, the rent forecast by city shows typical rent, its trend since mid-2024, and the 2027 projection, by bedroom count and by ZIP. It's free, with no account needed.

What Predictye doesn't do

We don't produce address-level comp reports. If you need comparable rentals for a specific property, a comps tool like Rentometer is the better fit. Use Predictye for where the market is heading.
