Predictye Rent

Rent details

Answer a few quick questions to get an estimate of monthly rent now, in 2 years, and in 5 years.

Where you are looking to rent.

This is for your own planning. It does not change the price, which is based on the ZIP, bedrooms, and home type.

We always show now, 2 years, and 5 years. Change this if you want a number for a different year too.

This is an area-level estimate for homes to rent, not a live listing price. Homes to buy are a different tool: try Predictye Property.

Don't guess. Just Predictye.

Enter a ZIP code to see estimated monthly rent today plus 2- and 5-year forecasts, so you can tell whether signing a lease now or waiting is the better financial move.

How it works

Predictye looks up current rental market data for your ZIP, including listing rents and how fast they have been growing, and projects that growth forward. Where live ZIP data isn't available, it falls back to HUD Fair Market Rents for your state and labels the result as an area average.

What you can customize

ZIP code, bedrooms (studio to 4+), home type (apartment, condo, townhouse, or single-family), and the year you're planning for.

What this doesn't do

This forecasts the market, not a specific unit — amenities, building age, and landlord pricing strategy will move an individual listing above or below the range shown.

How much rent increase is normal year over year?

Historically, 3–5% annual rent growth is typical in stable markets; tight-supply metros have seen 8–12% in single years.

Is it cheaper to rent now or wait a year?

It depends on the ZIP's forecasted trajectory. From your rent result, you can add the estimate to a plan to see it next to the rest of your moving costs.

Frequently asked questions

How is Predictye's rent forecast different from a rent calculator?

A calculator tells you what a unit is worth today. Predictye adds the forward projection.

Does this account for rent control or local regulation?

Not currently factored in at the ZIP level — treat forecasts for rent-controlled markets as directional.

Can I compare rent trends across multiple ZIPs?

Not side by side yet — run each ZIP separately. For home values, property compare handles 2 to 5 properties at once.
