The Zestimate is one of the most useful free things on the internet. It takes an address and returns an estimated value in seconds, backed by an enormous dataset of transactions and public records.

If you want to know what your house is worth today, it is a genuinely good answer and there is no reason not to use it.

It answers a different question than the one most people are actually asking, though.

A number vs a direction

Consider two houses in the same ZIP. Both estimated at $480,000.

ZIP A has been flat for two years. ZIP B is up 9% year over year.

The Zestimate for each house will be the same $480,000. The number is identical. The meaning is not. Zillow does publish a 1-year market forecast for each ZIP on its home values pages, which hints at direction — but only one year out, and only for home values.

Now make that concrete:

Are you selling in two years? ZIP B gets you roughly $50,000 more.
Are you deciding whether to buy? Same answer.
Are you checking whether your rent will still be affordable if you wait? The trend is the whole question.

A one-year, home-value-only forecast doesn't reach the horizon most of these decisions span, and it doesn't cover rent or the rest of what moves with you. Predictye forecasts out to five years, for rent as well as home values, alongside cars, electronics, and furniture.

We are not claiming the Zestimate is wrong. A current estimate done well is a current estimate done well. We're saying a current estimate and a one-year market forecast can't answer a five-year question, no matter how good they are at their own.

Where the forecast actually comes from

Predicting a home value five years out is hard. Doing it honestly means saying why. Three things drive the projection:

Recent direction. Where prices in that ZIP have been moving, weighted by how much actual transaction volume sits behind that movement. A ZIP with six sales last year is less certain than one with six hundred, and should be.

Supply. New construction permits, inventory, and vacancy. If a ZIP is getting flooded with new supply, that caps appreciation regardless of what demand looks like.

Rent-to-value relationship. Rent and values move together in a given area. Rent growth is often a leading indicator of price pressure, and it's publicly tracked more reliably than small-sample home sales.

If any of those is thin, we say so on the page rather than presenting a confident-looking number built on nothing.

What we don't do

We're not an appraisal company and this is not an appraisal. We give ZIP-level forecasts. We don't know your specific home's condition, renovation history, lot quality, or school district, and no ZIP-level forecast can.

For an actual transaction, a licensed appraiser or your lender is the answer that counts. Use us to understand the market you're moving in, then use a professional to price the specific house.

Is the Zestimate accurate?

For a current US address value, it's among the best free estimates available. Accuracy on today's number and usefulness for a multi-year decision are different questions.

Does Predictye replace a Zestimate?

No, and we don't want to be used that way. Use Zestimate for the current number and Predictye for the direction. Most important decisions need both.

How accurate are your forecasts?

Directionally useful, not precise. We give ranges, we date every estimate, and we're explicit when the underlying data is thin. A confident wrong number is worse than a wide honest range.
