Zillow built something genuinely useful: a fast, free estimate of what a house is worth right now. If that's your question, use it.
But if you're making a decision that spans years — should I buy here, should I wait, can I afford this in five years — a today's number doesn't help. That's the gap Predictye was built to fill.
What Zillow is good at
Zestimate gives you a current estimated value for a US address, for free, in seconds. It draws on a huge dataset of transactions and public records. For “what is this house worth today,” it is one of the best tools available, and we don't think there's a good reason not to use it.
It also has the deepest listing data in the industry. If you're actively shopping, seeing comparable listings, days-on-market trends, and neighborhood comps is genuinely valuable.
Where it stops
Zestimate answers today. It does not forecast.
Its own methodology documentation describes the estimate as based on recent sales, comparable properties, and market conditions. That's the right way to build a current estimate. But nothing in that model projects forward five years, and forward-looking questions are exactly the ones that decide whether you buy.
Three specific gaps:
No horizon. You get a number, not a trajectory. “Worth $480,000” and “worth $480,000 but declining 2% a year” lead to opposite decisions.
No cost of waiting. If you're deciding whether to wait 18 months, you need to know what waiting costs you. A static estimate can't tell you that.
No cross-category view. Buying a house isn't a standalone decision. It interacts with your car, your moving costs, and what happens to your budget over the same period.
What Predictye does differently
Predictye works in time rather than at a point. Enter a ZIP and you get rent and home value estimates today, at two years, and at five years — so the question becomes “what will this cost me if I wait two years,” not “what is this worth.”
The bigger difference is scope. Your house is not the only large purchase. A move often involves a vehicle, furniture you're replacing, and a rent period that overlaps the sale. Predictye covers cars, phones, watches, electronics, and furniture alongside property, in one place. Zillow doesn't do vehicles at all.

There's no conflict in using both. Zillow for the current picture, Predictye for the trajectory.
The honest limitations
We're not claiming to replace a Zestimate, and anyone who tells you a free tool can appraise a specific house is overselling.
Predictye gives ZIP-level area estimates, not property-level appraisals. It does not know your roof age, your renovation history, your lot, or your school district. For an actual transaction, a licensed appraiser is the only answer that counts.
We also don't have Zillow's listing data. When you need days-on-market and comp analysis, use them. What we add is the forward view, and the fact that your whole move — house, car, furniture, rent overlap — sits in one place.
Frequently asked questions
Is Zillow or Zestimate more accurate?
Zestimate is Zillow's automated valuation. For a current estimate on a specific US address it's among the most accurate free tools available. But accuracy on today's value doesn't help with a future decision.
Does Predictye give a Zestimate for my address?
No. We give ZIP-level forecasts, not address-level valuations. That's a deliberate limitation and a real difference from what Zillow does.
Can I use both together?
Yes, and you probably should. Zestimate tells you where the property sits today. Predictye tells you where that area is heading. Those are different questions and the answers aren't redundant.
