Rent or Buy When You Relocate for Work?

Moving for a new job comes with pressure to settle in fast, and buying a home can feel like the way to do it. Usually, it's better to rent first. Here's why, and the exceptions.

Why renting first usually wins

You don't know the city yet. Commutes, schools, noise, which neighborhoods feel right: these take months to learn. Buying in the wrong part of a new city is an expensive mistake to undo.

You don't know the job yet. If the new role doesn't work out, a lease ends in months, while selling a home costs time and money.

Buying and selling both cost money. Closing costs, agent commissions, and moving are paid whether you stay one year or ten. A short stay concentrates those costs; see how much to save before buying.

The market may be moving in your favor. Asking rents are falling in 25 of the 30 cities we track, and list prices are below last year's in 19. In those cities, a year of renting costs less than it would have, and buying later may cost less too. Check your new city on rent or buy by city.

When buying right away can make sense

  • You know the city already, from family or a previous stint there.
  • The move is long-term by design, like a partnership track, tenure, or a family business.
  • The price-to-rent ratio is low. In cities where a home costs fewer than about 15 years of rent, owning can cost little more than renting. Detroit (7.3) is far below that, and Philadelphia (14.1) and Memphis (13.8) are just under it. See price-to-rent ratios for 186 cities.
  • Your employer's relocation package covers buying costs. Some reimburse closing costs; ask.

A middle path

Sign a 6- or 12-month lease in a neighborhood you're considering. Use it to learn the city, confirm the job, and watch prices. Then decide with real information. If local rents are falling, ask for a shorter lease or a month-to-month option.

Before you sign anything

  1. Look up your new city's rent forecast and home value forecast.
  2. Run the 5% rule on the homes you'd actually consider.
  3. Build a realistic moving budget.
