Before you sign a lease renewal, there is one number worth checking that most renters skip: what similar units in your area are actually renting for right now.

It is easy to just look at the new number your landlord is offering and compare it to what you're paying today. That comparison only tells you how much more you'd be paying, not whether the new number is actually fair.

The number that matters is the local market rate for a comparable unit, similar size, similar condition, similar location, right now. If your renewal offer sits close to or below that number, it's a reasonable deal even if it feels like a jump from what you were paying. If it sits meaningfully above that number, you have real grounds to negotiate, or to start looking elsewhere.
